There is a separate utility room to the side of the dining area via two steps, which houses a basin, washing machine and tumble dryer.
The kitchen is fitted with modern gloss units, built in electric oven with gas hob. There is also a microwave, American fridge freezer, toaster and kettle.
A double bedroom is located on the ground floor with French doors which lead onto the patio.
A shower room with WC, hand basin and heated towel rail is also located on the ground floor.
Upstairs there are 3 modern bedrooms with wooden flooring, 2 spacious double bedrooms and one twin bedroom.
There is a generously sized family bathroom which includes a bath with an overhead shower, WC, hand basin and heated towel rail.
To the rear of the property there is a fully enclosed garden area split into four areas, a stunning patio overlooking the pool with outdoor seating, There is also an outside WC and hand basin.

This impressive 19th century lodge is made up of three floors and positioned within a private garden. The outside space stretches beyond the garden, with Appley Park on the doorstep adding an extra 27 acres of beautiful parkland for guests to explore, it backs on to Appley beach, which has views across the water towards the mainland. The stone mullions and architectural details honour the history of the building, whilst the interior is tastefully decorated, including all the creature comforts needed in modern life. The fully equipped kitchen on the ground floor has a breakfast bar for those on the go but for more formal meals, a large dining area is just off the kitchen. The large, comfy sofas in the lounge are perfect for relaxing on after a day of holiday activities, perhaps watching the wall mounted TV or enjoying a post dinner coffee. The snug on the lower ground floor provides the younger guests with a designated space to play, simply watch TV or challenge each other on the games console!
Three light and airy bedrooms are located on the first floor, two of which have decorative fireplaces, and all have access to the main bathroom on this floor, which has a large corner bath and overhead shower. The fourth bedroom is located on the lower ground floor, next to the snug and has use of a shower room. Outside the mature garden includes a charming terrace with table and chairs. There are some superb restaurants on the island, but on those balmy sunny evenings, this private garden offers the perfect place for al fresco dining. PLEASE NOTE: Guests can choose to either pay a non-refundable damage waiver of £40 or provide a pre-authorised security deposit of £200 before check-in. If the security deposit option is selected, no money will be taken unless damage is reported at the property within 7 days after departure
There is no electric car charger on site and guests are prohibited from using the mains electric in the property to charge a car,.

The Island Holiday Company are responsible for the full management of this property and should you need to contact us during your stay we are available between 9-5 Monday to Friday, We also operate an out of hours emergency service on the weekends - please refer to your property brochure left inside the property, for further information and contact details.
No stag or hen parties are permitted at any of our properties.
There is a strict no smoking/vaping policy, inside all our properties.
No pets are allowed at this property.
Linens and towels are provided, but please bring your own beach towels and cot linen as necessary.
Please be respectful of the property and the neighbours during your stay; leaving the property as you found it on your arrival.
A breach of the above rules and guidelines could mean forfeiture of the Security Deposit.

The space and layout of the house is amazing. Very good for a larger family of 6 adults.
The dining room view was very beautiful.
The whole house is very well presented and offers great natural light throughout the house.

Our favourite place to be. Great hot tub and my daughter loved the swing seat in the garden nook The bedrooms were a good size and the beds are very comfortable. The modern decor throughout the house is very nice. Downstairs bedroom was perfect for my daughter.and has a lovely view from the French doors. We loved this house so much we have already booked it for next year! |

The gymn wasn't available as there was a notice saying don't open doors.
Parking is a nightmare due to steep driveway and it was hard to manoeuvre 2 cars in the steep space let alone the 4 cars you recommend.

Parking is a nightmare due to steep driveway and it was hard to manoeuvre 2 cars in the steep space let alone the 4 cars you recommend. Parking was also made difficult due to the gates, it would be better to remove the gates to enable easier access. The gates opened out onto the pavement so we often had to close the gate whilst we were trying to drive in and out due to people walking past. Outside toilet unfinished in decor and has a very bad leak. |

The house was well equipped and a good size for the 5 adults & 2 children in our group.
The location was great for getting around the island.
The pool, gym and hot tub were a brilliant asset and we were able to use the pool & hot tub daily as the posee more

This is a lovely house with a great garden in a residential area. It is great for an extended family holiday. The downstairs bedroom (which is a small double room and doesn’t have any wardrobes but is pleasant and has doors opening on to the terrace)see more
This is a lovely house with a great garden in a residential area. It is great for an extended family holiday. The downstairs bedroom (which is a small double room and doesn’t have any wardrobes but is pleasant and has doors opening on to the terrace) is next to a shower room and there are 3 bedrooms and a family bathroom upstairs. The kitchen is well equipped with large pans, plenty of utensils and plates/cutlery and the fridge has an ice machine and water feature in the door. There is a well equipped utility room also with a washer and dryer. There are small supermarkets within a few minutes walk and you can walk to the main shops in Rydethe seafront in around 15 minutes (or cycle and continue along the coast). Our experience of booking with the Island Holiday Company has been great. We would love to return to this property. Lovely places to visit nearby. We recommend Quarr Abbey, guided tours around Briddlesford Lodge Farm, walking from the house to Ryde seafront along Appley beach to Seaview (with great views across to Portsmouth), Ventnor, Shanklin, boat trips to the Needles from Alum Bay, and the Dinosaur Museum.
