By stepping into one of the four properties at Little Span Farm you are entering into a period of history. Dating from the 17th Century and built of stone, these holiday homes are etched with character. The interiors are well maintained and furnished to ensure guests are fully catered for during their stay. Accommodating up to twelve, the Farmhouse is the largest of the properties and perfect for those overdue gatherings, to catch up with friends and family. Not short on space to socialise, the lounge has plenty of seating, a wood burner now a focal point within the impressive brick and stone fireplace and who would not be tempted to knock out a tune on the piano, silently waiting on the side lines! There is a separate dining room, also with a wood burner, so entertaining evening dinners can be enjoyed in warm comfort. Alternatively, more informal meals can be served at the table in the fully equipped, farmhouse kitchen and when warm days give rise to al fresco dining, the large table in the front garden can be laden with delicious local produce; after which retire to the conservatory, which has ample seating for snoozing or reading in the afternoon sun. A paved side terrace is ideal for a quiet moment before breakfast, or an evening drink. The six bedrooms, a combination of doubles and twins, occupy the top two floors, along with modern shower rooms. The rooms are tastefully furnished, with charming features like exposed beams, a four-poster bed or fireplace shared amongst them.

Little Span Farm occupies the western slopes of the Rew Valley, providing some magnificent views of the Island and the English Channel. Situated within an Area of Outstanding Natural Beauty, it used to be part of the Appuldurcombe Estate and is now run as an attractive grassland farm, with grazing sheep. Your stay will allow you to relax and unwind, surrounded by beautiful downland and woods owned by the National Trust.

This property can be booked alongside Garden Cottage and Well Cottage to accommodate up to 20 guests across all properties.

PLEASE NOTE: a pre-authorised, refundable, security deposit will be required a week before arrival at the property. No money is taken unless damage is reported at the property within 14 days of departure.

This property can accept a maximum of 2 dogs. The charge is £35 per dog, per week and we kindly ask that you bring your own dog bedding. Please ensure that you correctly add your pet(s) when making your booking, so this additional cost is included. If it becomes apparent that you have brought a pet(s) with you but did not advise us, we will contact you to request payment separately.

Arrival time: 17.00 onwards / Departure time: 10:00a.m.

There is no electric car charger on site and guests are prohibited from using the mains electric in the property to charge a car, unless agreed with the Owner of the property. If it becomes apparent a car is being charged without prior approval, then the guest may be charged an additional amount to cover the extra cost.

Initial fuel and logs for multi-fuel / wood burners will be supplied at the beginning of your stay. Guests will be required to purchase more if required.

There is a strict no smoking policy.

Children must be supervised at all times due to location. (Cots, highchairs and stair gates are not supplied, you will need to bring your own)

Bookings for hen and stag parties are not accepted.

Linens and towels are provided, but please bring your own beach towels and cot linen as necessary.

Kindly be respectful of the property and the neighbours during your stay; leaving the property as you found it on your arrival.

A breach of the rules and guidelines could mean forfeiture of the Security Deposit.

The rural location offers easy access to miles of foot and bridle paths, over the lovely countryside that surrounds the village of Wroxall. The historical Appuldurcombe House, with ornamental gardens designed by Capability Brown is just a short stroll from the cottage. Alternatively, you can walk across the Downs to say hello to the animals who have been given a much needed home at the renowned Isle of Wight Donkey Sanctuary. The farm is also close to the popular Red Squirrel Trail, which has 32 miles of mostly traffic-free cycling and walking, some of which is along the old railway line, showcasing the Islands beautiful scenery. By car, it's a short drive to the Victorian coastal town of Ventnor and Steephill Cove, where you can sample 'catch of the day' or locally brewed ale, browse the independent shops and walk the length of the harbour beach. Alternatively, a half hour journey takes you to Blackgang Chine, the oldest theme park in the UK, it’s attractions will amuse all ages! Continue along the Military Road West and you will end up at icon landmarks of Freshwater Bay and The Needles, where the chairlift down to Allum Bay is not for the fainthearted! For beach action and water sports, Shanklin, Sandown and Compton beaches do not disappoint, with golden sand and coastal town amusements.

We fell in love with this house the moment we arrived. It is an old farmhouse converted into a six bedroomed house with five bathrooms. The property is set in beautiful countryside on a hill going up to the highest point in the Isle of Wight. It is three miles from the sea, which we would have liked to be nearer but we knew that when we booked and decided the other advantages more than outweighed this. There is a large country garden surrounding the house which was safe for our dog to wander around without getting lost. The conversion has been done with apparently no expense spared. The large and superbly well equipped kitchen was a delight to use with plenty of room for more than one cook at a time. The dining room, sitting room and huge conservatory were all furnished with flair and style. The owners left us a very generous Welcome Basket and seemed to have anticipated our every need. They dealt with a couple of minor maintenance matters promptly and apologetically. It is the best large country house we have holidayed in. The only thing that was not of a high standard was the wifi, but we understand that this is an Isle of Wight matter rather than specific to this house. It did not spoil our holiday

Our stay at Span Farm was perfect. Not only for the people but for all the dogs too. Marcey could not have been more helpful in showing us around her beautiful holiday country house and we felt very welcomed. The house is bigger than we thought, looking at the photos but this was to our delight. I would absolutely recommend this house not only for its quiet location and beautiful country views but its proximity, by car to most of the islands popular attractions. We would dearly love to go back there in the near future and I think our dogs have already packed their bags. 5* rating from us and I wouldn’t change a thing. Many thanks and the kindest of regards
