Laurel Cottage is a luxury, detached, spacious holiday home, able to accommodate up to 11 guests. This luxurious cottage is situated in the delightful rural village of Newchurch, making it the perfect place to relax and unwind after a family day out exploring the sunny island.
With motion sensor lighting, beautiful oak staircase and engineered oak flooring in most rooms, you will feel a sense of luxury from the moment you arrive. Upon entering this stunning property, you will find a large, spacious, open plan living, dining and kitchen area. Relax and watch a movie on the 50" Smart TV, or play your favourite playlist through the Sonos sound system with integrated ceiling speakers, while enjoying spending time with friends and family. The well-equipped kitchen offers everything you need to cook a delicious meal, and there is also a central island with four bar stools, ideal for socialising or enjoying breakfast. Bi-folding doors lead from the living and dining areas to the decked sun lounge and enclosed garden, with further French doors from the dining area leading to the rear patio barbecue area and enclosed landscaped garden. Sleeping 11 guests, there are 5 bedrooms, two with en-suite facilities, each providing luxurious comforts such as underfloor heating with individual thermostat, Smart TVs, USB sockets, fitted wardrobes and luxury laminate flooring. The family bathroom, wet room and en-suite shower rooms also have underfloor heating with individual thermostat, drench showers with separate shower attachment, sensor lighting, illuminated mirrors with shaving point and vanity units. Outside, guests can enjoy the fantastic gardens and barbecue area. Relax and unwind in the decked sun lounge area, or enjoy a family barbecue. This impressive property really does offer guests a taste of luxury and provides the perfect place for large families looking to enjoy a holiday together or special occasion.

Wet room: With shower, shower attachment, low level toilet and heated towel rail.

FIRST FLOOR:

Bedroom 4: With king size bed, 32" Freeview Smart TV, USB sockets, Juliet balcony and en-suite with shower cubicle, shower attachment, low level toilet, heated towel rail and tiled floor.
Bedroom 5: With zip and link twin beds (can be super king size on request), 32" Freeview Smart TV, USB sockets and vaulted ceiling.
Bathroom: With bath, walk-in shower, shower attachment, low level toilet, heated towel rail and tiled floor.

Enclosed, landscaped garden. Large decked seating area. Patio and barbecue area. Bike store. Canoe/paddle board storage. 2 electric car charging points. Private parking for 6 cars. Please note: There are 4 steps to the enclosed garden.

ADDITIONAL:

PLEASE NOTE: a pre-authorised, refundable, security deposit will be required a week before arrival at the property. No money is taken unless damage is reported at the property within 14 days of departure.

This property can accept 2 dogs. The charge is £35 per dog, per week and we kindly ask that you bring your own dog bedding. Please ensure that you correctly add your pet(s) when making your booking, so this additional cost is included. If it becomes apparent that you have brought a pet(s) with you but did not advise us, we will contact you to request payment separately. The owner of the property asks that you ensure all waste is picked up and the bags are placed into the outside bin provided.

Arrival time: 16.00 onwards / Departure time: 10:00am.

There is a strict no smoking policy.

Linens and towels are provided, but please bring your own beach towels and cot linen as necessary.

Bookings for hen and stag parties are not accepted.

Kindly be respectful of the property and the neighbours during your stay; leaving the property as you found it on your arrival.

A breach of the rules and guidelines could mean forfeiture of the Security Deposit.

Location

Newchurch lies within an Area of Outstanding Natural Beauty, with an abundance of walks and cycle rides along nature trails, where you might be lucky enough to spot a shy red squirrel, famous on the island. Nearby are the Amazon World Zoo and the Garlic Farm, both popular attractions, whilst further afield Robin Hill adventure park, Arreton Barns and picturesque Godshill with its model village, gift shops and tea rooms, all make for a good day out. Or why not dust off your bucket and spade and jump in the car for a 5 minute drive to the golden beaches of Sandown, where you can try a variety of water sports. Carry on driving and Sandown merges into neighbouring Shanklin, with the magical Chine and quaint thatched roofed tearooms, houses and shops in the Old Village. Alternatively step into the world of Queen Victoria by visiting her Italian inspired holiday home Osborne House, designed by her beloved husband Prince Albert or enjoy the individual charms offered at Carisbrooke Mill, the Lavender Farm, Donkey Sanctuary and various English Heritage sites. Perhaps a day simply fishing, surfing or walking the coastal path will warrant refuelling in one of the many restaurants within the local area. There should never be a dull moment on the island!

We have had a great time at your lovely accommodation. It was spotlessly clean and fully equipped. Clean, comfortable stay and we will definitely consider booking again in the future.

Laurel Cottage gave us the ideal base for an extended family holiday and it is large enough for everybody to have their own space. We wanted for nothing, the cottage is so well equipped you need take nothing with you apart from whatever clothing you need. Newchurch is a lovely small community but lacking a local shop, that can be a blessing but if you run out of milk/bread/butter it can be tricky so plan you shopping ahead. However the local pub (walking distance) is good and worth a visit. We have been holidaying on the island since the hot summer of 1976 when our children were young, our holiday at Laurel Cottage was the best by far.

A very modern new build house . Perfect for large groups and families. Secure garden. Very clean. Plenty of parking .,point to charge electric cars.

The house is outstanding. Large, clean, beautifully designed and decorated and with everything you need to enjoy your holiday. Newchurch has lots of fabulous walks and a great local pub and is a short drive from lots of other places of interest. We will definitely be coming again!
